We are active in the market place for all types of commercial property acquisitions for a variety of clients.

Typically we are retained by clients to negotiate terms of acquisition of a property, assist with obtaining a planning permission or undertaking a manipulation of the property which releases value. We are then usually instructed to realisethat value in the market place, enabling the client to move on to their next project.

Examples of our recent commercial property acquisitions and disposals are:-

Newport, South Wales: A derelict, disused contaminated site was acquired by my client and immediately sold on for a substantial profit. The purchasers have retained us to advise over obtaining planning permission for residential development after decontamination works have been completed. Those works were started in June 2004 with a view to having them completed before the implementation of the Landfill Directive.

Speke, Liverpool: Having negotiated terms for the acquisition of this site we were retained to negotiate a sale of part of the site to the industrial neighbour, acquiring one of their redundant buildings as part of the deal. The reconfigured site was sold on to a third party. (Agreement on the sale was made before the purchase was completed)

Longport, Stoke-on-Trent: In this example “disposal” meant letting the land and buildings to two major industrial users. The owners of the site continue to retain us to manage the site in all its aspects.

Lymm, Cheshire: Having assisted over several years in obtaining planning permission we were retained to negotiate the sale of the residential building land to a major developer. Contracts were exchanged in the sale in July 2003.
